Why we do not publish one price list

Two carpets of the same size can be very different jobs. A lightly used nylon carpet in a flat with a goods lift is quick work. A wool carpet with pet stains on the fourth floor of a Sai Kung village house is not.

A single price per square foot would either overcharge the first customer or surprise the second one. So we quote each job, for free, and in writing.

What published market figures show

These are other companies' published figures rather than our prices. They are useful as a sense check.

PRO360's page says it was last updated in December 2023. Both are checked as at November 2026, and both state that actual prices depend on assessment. Some rug and carpet specialists advertise rates well above these, especially for hand-knotted rugs, so treat them as a broad indication only.

What changes a quote

Size. The larger the area, the lower the rate per square foot tends to be, since setting up takes the same time on any job.

Fibre and construction. Nylon and polypropylene are straightforward. Wool, silk, viscose and hand-knotted rugs need more time, gentler products and sometimes off-site washing.

How soiled it is. A maintenance clean is quicker than recovering a carpet that has gone years without one. See carpet deep cleaning.

Stains and odour. Spot treatment takes time. Pet urine is often the most involved, because it can reach the underlay. See stain and odour removal.

Access and timing. Parking, stairs, goods lift restrictions and after-hours work can all add to the time needed. This is especially true of offices and hotels and retail.

Furniture. A cleared room is faster than one full of heavy furniture.

Sofa and upholstery prices

Sofas are usually priced by the number of seats, the fabric and how soiled they are. Leather and delicate fabrics generally cost more than a standard fabric. See sofa cleaning.

How to compare quotes

Prices only compare fairly when the jobs do. For each quote, check:

• Is the method stated? A low-moisture surface clean and a full extraction are different services.
• Are stains included? Some quotes treat every spot as an extra.
• Is there a minimum charge? Small jobs are often affected.
• Who moves the furniture?
• Are parking and access charges included?
• Is the "from" price a real figure for your job? Ask what would raise it.
